If you're getting ready to buy a home in Las Vegas then you might be contemplating between two of the most popular areas, Henderson and Summerlin. 


If you are wrestling between the two and unsure of which location better suits your lifestyle then let’s dive in and look a little closer so you can gain a better idea of what it might be like to live in these highly desired areas. 


Location

Location is a highly important factor when it comes to buying a new home. There are a lot of things to consider when looking for the best location to buy a new home.  The good news is that Summerlin and Henderson are two of the most desired areas in the Las Vegas Valley. 


Summerlin lies at the edge of the Spring Mountains just west of Red Rock Canyon. Summerlin is the largest master-planned community in Nevada and is partially within the city limits of Las Vegas approximately 20 to 30 minutes west of the infamous Vegas Strip with a population of 27,908.

According to Buck Wargo with the Las Vegas Review Journal,  “Summerlin, which celebrated its 30th anniversary in 2020, saw its sales rise 10 percent to 1,436 with a strong second half of 2020 in which it sold 24 percent more than in the final six months of 2019.” Summerlin ranked No. 3 in the nation’s top 10 master-planned communities. 


Henderson is the second largest city in Nevada with a population of 2,347,920. Henderson is located 17 miles southeast of The Strip and is closer to Hoover Dam and Lake Mead.

Weather & Elevation 

Summerlin’s temperature tends to be slightly cooler year round than most other parts of the Las Vegas valley including Henderson. 


“In comparison, the Las Vegas Strip is approximately 2,000 feet above sea level and Henderson is generally between 1,500 and 2,000 feet above sea level. Even Henderson’s higher elevations in the McDonald Highland and Anthem neighborhoods average 2,400 and 2,800 feet above sea level, respectively,” according to Summerlin.com.  


Summerlin is also located just 30 minutes from Mt. Charleston, named for its nearby Charleston Peak that reaches 11,916 feet in elevation. The highest point in Clark County, according to Wikipedia, the free encyclopedia. 


Not just desert terrain, Henderson has gorgeous waterfronts at Lake Las Vegas and Lake Mead where there are plenty of entertainment options such as golfing lakeside, boating or fishing.


Henderson is also listed as one of the safest cities in the nation with a ranking of No. 2 on Forbes list of America’s safest cities.

Schools & Education 

Henderson is a part of the Clark County School District, the community has some of the top ranked schools in the Las Vegas valley. Two-thirds of all Henderson public schools are four and five star schools with five being the top rank.  


According to Private School Review for the 2021 school year, there are 21 top private schools located in Henderson serving 4,470 students and 43 top public schools serving 49,619 students. Two of Henderson’s schools, Bob Miller Middle School and John C. Vanderburg Elementary School, both rank in the top 50 across the United States.


While Summerlin is home to over two-dozen schools including 10 nationally recognized private schools and 16 public schools, there are also several colleges and specialized higher education facilities that are also located in the Summerlin community. 



Outdoor Activities & Recreation

While Summerlin has over 150 parks, 150 plus miles of walking trails, ten golf courses, four community centers with pools, three resort hotels and some of the top ranked rock climbing areas in the world Henderson also has its own fair share of amenities and outdoor activities. 


Henderson is home to some of the top resort hotels including but not limited to the M Resort Casino and Green Valley Ranch Resort and Spa. Henderson has also been listed as a “Tree City USA'' for the past 21 years and has more than 80 miles of scenic trails.  The beautiful and scenic 8-mile McCullough Hills Trail connects Anthem to Mission Drive and Horizon Parkway and overlooks the entire Las Vegas valley. 


Amenities & Community 

Both Summerlin and Henderson offer their own fair share of unique benefits from exquisite dining experiences to family fun community events. Similar amenities include great restaurants, entertainment, shopping and outdoor activities. They both share the same community quality that sits away from the gambling and nightlife scene of the renowned Las Vegas Strip.

As for Summerlin you can expect to experience something similar. Whether it is fun in the Sun  at the nearby Spring Valley Wet N” Wild Waterpark, shopping, dining or enjoying Downtown Summerlin’s “Fitness On The Lawn” there is so much to enjoy and explore in Summerlin.
